Project Overview
Lithic Industries performed a 132,000 square foot surface reclamation project at The Retreat, a 285-unit multi-family apartment complex in San Marcos, Texas, near the Texas State University campus. The access roads and parking areas were significantly compromised with visible pavement distress caused by ground swell from an existing water problem. Using T-PRO® polymer soil stabilization, the project delivered a durable, low-maintenance surface while the complex remained fully occupied.

Project Objectives
The primary goals were to create a viable, long-lasting surface with minimal interruptions to owners, staff, and tenants; meet strict budget constraints; and complete the work within a tight 21-day schedule.

The Challenge
The sub-grade consisted of clay, limestone, and unknown materials. A 20–30 foot elevation change across the site created complex drainage issues. The complex was at full occupancy during the entire project, requiring careful phasing and minimal disruption. Traditional full-depth reconstruction would have required extensive excavation, geo-grid installation, and approximately 1,000 truckloads of material transport.

The Polymer Soil Stabilization Solution
Lab testing determined that infusing the existing sub-base to a depth of 6 inches with T-PRO® was optimal — avoiding 18 inches of excavation and geo-grid. A Wirtgen 200 series machine was used to apply the precise dose of T-PRO® based on on-site material testing. The base was allowed to cure for 12–24 hours before the final topcoat. The job was completed in three phases (approximately one week per phase). The stabilized base was then topped with 1.5 inches of asphalt.

This in-situ approach eliminated the need for approximately 1,000 truckloads of material haul-off and import.
